Your tokens earn a share of the rent from the fund's homes, starting in your first month.
The fund owns real homes. When home prices rise, your tokens rise with them.
Priority points reward how long you've held and how much of your down payment you've saved.
Change, pause or top up your monthly amount any time. It never costs you points.
Once you move in, the yield from your tokens comes straight off your rent.
You buy the rest of your home at its market value, a slice at a time. Fair to everyone in the fund.
No loans and no interest. Returns come from rent and real homes.
The full structure goes to an independent Sharia board before anyone can join.
Four steps, no loan and no interest. Your money works for you the whole way.
Save and earn
Buy home tokens each month, any amount, and change it whenever you like. Your tokens earn rental yield and move with home prices.
Your place is set by priority points, not by who has the most money. Every month you hold earns points, and saving toward your down payment earns them faster.
Time in the fund always counts. Sell all your tokens and your points reset.
You earn up to 1 point a month, depending on how much of your down payment you've saved. Holding more than you need earns nothing extra, so money alone can't buy the front of the line.
To be called, your tokens must cover a 20% down payment plus closing costs and taxes, and you need to pass an affordability check. Among members who are ready, the most points go first.
Your down payment decides how much home you can buy. The fund co-funds the other 80%.
Renting builds nothing. A mortgage builds ownership but charges interest. Apato is designed so your savings earn while you wait, and you own without a loan.

Your share of the home
Along the way you'd earn about $8,512 in yield. Once you move in, your rent starts around $1,376 a month after your yield, and falls from there.
Illustration, not a projection. Assumes tokens yield 4% a year, home prices rise 3% a year, a 20% down payment plus 4% closing costs, and rent of 5% a year of the home's value. Before moving in you keep renting where you are; after, your budget is that rent plus your savings. Yields aren't guaranteed and tokens can fall in value.
Households save toward homes. Patient capital co-funds them. Both share in the same homes' rent and value, and neither side earns interest.
